I am a Canadian investor looking to buy in the US. We are looking for rental properites and not certain on the exact region at this point.

 

I need to speak to a mortgage broker about obtaining a mortgage in the US. I also need to see if mortgage brokers are only licensed in their own state or if we could talk to one person that could help us obtain financing regardless of the region we purchase in.

Do you have a work Visa or a social security number?  Also where do you file your income taxes at?  I recently had a customer who was inquiring about this and had neither IRS income tax returns nor a SSN with a primary in Canada.  We could not help him.  Good luck!

per one of my reliable lenders: 

Borrower has to have 2yrs U.S. credit, and U.S. employment
Has to have income derived from U.S. sources
If this is an owner occupied transaction, has to work and live in U.S. for past 2yrs.
  I would think you may need to find a lender in your home area that can help you with a mortgage.

There is an investor that does these loans for foreign investors.  50% down payment is required for investment properties, 40% down for owner occupied.  Not sure which states they do, but I know they do NY, CT & FL.
