That would imply that at least 55% of Realtors® are "sucky agents".  Just read NAR's propaganda talking points to find out.  And then check out their plagiarism rate, and their inability to read terms of use agreements.

Or just look at the local info pages on Zillow to see how much less than list prices the properties sold on average in each area.  And then check your home searches to see "recently reduced" and the percent reduced.

If they were within 5%, they wouldn't be adjusting the listing prices to make the sales.

And why is it that when you ask 3 different Realtors® for a CMA for the same property, they are over 20% apart?

What percentage of the time are agent's CMAs within 5% of sales prices?   In my experience, considerably less than 45% of the time.

Not crazy, just overthinking. Do a regular search for a home and it will show you the Zestimate. WHich is 45% of the time within 5% of closing prices (ie way off).
