The Local County Assessors office in many states will have a Public Records area which you can monitor for "Notice of Trustee Sales" and "Tax Lien Auctions". Also, many Title companies are offering "Foreclosure Lists" for a small monthly fee. I pay $5 a month for Title to send me a list mostly because its time saving and eliminates the hassle of daily searching. In my case they even provide me with profiles of each property.

Goggle foreclosure fraud cases then ask yourself do you really want to do this.  Do you really want a lender coming back in 2 or 3 years after your home when the home was foreclosed by the wrong lender.

You may be interested to know the Government and the Banks have created websites for the public to use for FREE and to have current updated information about the Properties/Foreclosures/REO's available and information about the Process they use, available programs ect..

For the Government a person can use the Site they provide which provides links to all the Sites they have.... Homes for Sale
Sites like...Hud...Fannie Mae ect....

The Banks have also created sites like...Bank of America...Wells Fargo

Hi Cousin Eddy,
Unfortunately for the market but good for the buyer there are plenty of short sale and foreclosure listings. These are normally found on your areas MLS listing service. A Realtor in your area can help you with that but make sure that person has short sale experience as it can be a time consuming process.

Most multiple listing systems have short sale & foreclosure listing info.Contact your local agents. There are companies on line that offer lists for a fee. The info that they provide is usually info available for free. County court houses have properties that are candidates for foreclosure in their "Lis pendens" files. Those are legal notices recorded to show pending litigation relating to real property. This is usually public info

Are there any listings for foreclosed and short sale properties? Yes, there are plenty of listings for distressed properties. The first step is to work with a Rock Star Realtor that is well connected in your local market that focuses on distressed properties. Second, I would advise to arrange your private money resources to close on deals quickly. Have you thought about wholesaling properties? A real estate investor has many opportunities when they have a Network behind them.
