Yes, everything is negotiable.  I would suggest to propose that at the beginning of the negotiation so there isn't a problem after the fact.

Yes, you can ask for 45-60 days on the offer when you would like to close. I understand timing is important to you- best wishes on your move- you will enjoy living in Spring, I know I do!

I usually ask for 45 days if there is a loan involved. The worst thing for everyone is to cut the amount of time that a loan officer needs to get the deal done. Are you moving here after you buy a house or do you need to be in one by a certain date? That can also make a difference when you ask for a closing date.

There are a lot of circumstances when the seller wants to delay a closing as well. If someone has children, they may want to try to finish out the school year. Or if they are building, as in the case of one of my sellers, they would also be flexible with a closing date. Finally, if you are considering new construction, the inventory in Spring seems to be drying up, so builders need buyers like you that don't want to close and  move in tomorrow.

Good luck house-hunting in Spring. We've been here since '92 and we love it!
