I'm trying to figure out the best way to refi under the VA IRRRL program.

I am currently about 11 years into a 30 year mortgage at 5.25%. I would love to get into a 15 or 20 year mortgage at the current historically low rates but am having trouble finding a bank/mortgage company that I feel comfortable with that can offer me what I am looking for. Does anyone have any experience with any good companies that can offer a 15 or 20 year IRRRL?

which for an IRRRL is irrelevant. A valuation (appraisal, etc) isn't required.

According to the Zestimate we definitely do NOT owe more than the house is worth. Especially since the zestimate is missing one of the bathrooms, two of the bedrooms and the square footage is quite a bit smaller than theactual size of the house. The previous owners did a bunch of updates that never made it into the county records.
