At the moment you've told us about the house, what is critical is your marketing plan as well as how it is priced relative to recent solds in your area.

You said you had it listed with an agent.  What was your agent's Marketing Plan for your property?  How long has it been on the market?  Are you offering to pay any closing costs for the buyer to help them buy your house?  Ask you agent to provide you with all of the similar homes in your neighborhood that have sold within the last 6 months.  Check prices sold and the condition of the property compared to yours.  Ask your agent to take you to other similar properties on the market for sale that are in competition with yours so you can see first hand if yours compares in condition and price.  Most houses are not selling because they are priced too high, need work buyers don't want to deal with, or the agent is not experienced enough to market it effectively.

You sit down with your listing agent, explain you are very very concerned and ask them what is going on.  Ask, in your price range and location, how many showings per week is normal.  Ask about their marketing plan - what websites (other than zillow) is the house listed on?  What else are they doing to get word about your house out?  Got to the listing websites and, unemotionally, examine the photos and description of your property.  Ask friends to do the same.  Are the photos clear and inviting?  (as a stager, my pet peeve is agents who take and publish photos before the house is staged.)  Is the description complete, clear?  Ask your agent to run another, current CMA - see if prices have changed radically since you listed.  Or whether your whole market has stalled.

It is listed at 90,000. it does have curb appeal as well as the interior is just spiffy. photos are listed on Zillow, it is on Jane st. with all it has to offer i wonder why no oneelse has  looked?
