$60k in Davenport? I know prices are down but $60k?

There are good points about why you would want to buy if you don't have money for closing costs.

To answer your question, there are a few different type mortgages that you may qualify for that don't require a down payment.  If not, there are combinations of gift funds, seller and lender contributions that will get the job done.

Be careful buying a home without money in the bank for unexpected repairs.

I have to echo Dan's sentiment. Keeping a house can be harder than getting one. Unfortunately, there seems to still be no shortage of programs to shoehorn you into financial situations you may find hard to get out of.

If you have no money for closing or down, what about those unexpected expenses (i.e., repairs) that come with home ownership? You need to have some financial cushion/reserves.

Do you belong to the Credit Union?  They are offering a program two-year adjustable rate. See what they have to offer. I know if you are not a member, you can still join if you have a family member who is a member.

There's Down Payment Assistance Programs available if you qualify, however, they take a an average of 60 days and to be perfectly honest, you need to have some money under your belt for inspections, appraisals, etc.

You are saying you are dead broke with nothing in your pocket. Even if you could get a mortgage how would you be able to pay for any repairs that could arise in the house? If something needs replacing and costs $5,000 how would you pay for that?

Buying a house is easy. Keeping it is a lot harder.

There are also down payment assistance programs as well that you might fit into give or take your income.  Keep that in mind as well as gift funds are allowed on most all Government Insured loans too.  Good luck.

It can be done but on a small loan amount like this it will be difficult.  The Realtor you use will probably require an Earnest Money Deposit and most all Lenders are going to require you pay for your appraisal up front.  These cost could/may be refunded to you at close but from start to finish I would be shocked if you could pull this off without a dime out of pocket.  USDA loans will be your best bet to accomplish this since they do not have a seller concession max.  We are in Sarasota and can assist you.  If you are a Veteran or have VA eligibility that would be a option too.

The only program I know is perhaps RD.  There are strict guidelines on where property is located and income guidelines.  Check with a local loan officer.
