Can you explain what you mean by a direct lender? And why does this individual need that type of consultant and would want to purchase a home where they were denying specific pre-qualification letters? This is an important financial decision for the long-haul. I think it would be in their best interest to get the best rate possible with a reputable lender who is highly respected in the industry. A huge financial decision is at hand and just being able to offer a better pre-qualification letter isn't going to help financially.

If you are a first time buyer, please, please consult with your Agent. You need to get a preapproval with a direct, national lender to improve your offer's chances at acceptance. They all do FHA, it's just a matter of if you already have a relationship with a bank or Agent, ask them who they have worked with recently where their FHA offers have been accepted. Depending on your budget, you will be in serious competition to buy a house in Fullerton. I work here and the market for homes between $300,000 and $500,000 is hot and you will be best served with a Direct Lender and local Agent - like me, check out my profile!
