As noted below by 'Billy' - it may be best to first start looking for some private money ....... or other 'angel' investors looking for a good return rate of return on their loan.  Additionally, it might also be worth your time to visit a few local financial instututions to 'test-the-water' .... so-to-speak .... to see what their current feelings might me as to your obtaining a loan now or in the future.  Their advise is generally free (and it should be) ..... plus they may have some other innovative ideas to help you out.  If nothing more - you will get a good feel as to what you have to do to qualify for a loan in the future!!

There are some private lenders willing to lend to people like yourself. If you know somebody with retirement funds sitting in the bank I can help you create your own loan using a self directed IRA and then you can refinance out if it with FHA at the three year mark. What was the reason for your bankruptcy & foreclosure?  

If it wasn't stemming from an extenuating circumstance (medical situation that prevented you from working, a death of a wage-earner, etc.), then within 3 years of the foreclosure date VA financing is the only loan program I know which would be OK with it.  Earliest you would be up for another loan program would be with FHA financing at the 3-year mark of the foreclosure sale.
