If they can not get a loan from a traditional lender or even hard local money why would you want to finance them ? The last thing you want to deal with in life is the expense of having to foreclose on them in the courts and winding up with a trashed and destroyed house. Most that ask about owner financing know how to play the games and are hunting dumb sellers to take advantage of. Banks get government bailouts for making bad loans, private parties get to make a trip themselves to a bankruptcy

I agree you should stay away from that if possible, however if you are finding it hard to find a buyer that can buy with traditional financing, and you need to sell, make sure you have a very large down payment and get your own attorney to handle the paper work. Good luck!
