Best suggestion at this point that I can give would also be to talk to a local lender. I know some counties may offer certain programs besides VA if you're not a veteran.

Hello:

No money down programs are available for Veterans and USDA loans.  FHA has a $100 down program on some of their homes.  FHA and Conventional loans will allow for 100% gift  funds from an immediate family member. There are many options to buy; talk to a mortgage professional for help.

Assuming you are not a VA, you can do a USDA loan that is 0% down but only certain areas qualify for that. Rural areas mainly.

Cicero is not one of them.

Not really, but speak with a few lenders and see what they say. My web site has some names. They do not charge to speak with you.

There are 2 loans that offer zero down. VA and USDA loans. VA requires that you were in the military and USDA is a govt subsidized rural property loan. Go talk to a lender to find out what you can qualify for. FHA requires just 3.5% down.
