My family and I would love to retire in Augusta, Georgia because we were previously stationed there.  We would like to purchase some land and build our house from the ground up.  Any advice or suggestions would be greatly appreciated.

You may be better off to buy a used house. I am not sure how Augusta is but Atlanta has tons of foreclosures and building new is really cost prohibitive. I am simply saying look at your options.

First thing is to do a lot of research of the area. Zillow has a lot of great info, but so do other sites. You can search different areas in and around Augusta and see what is currently for sale (just to get a feel for the market). As Dan said, you may be better off looking at an existing home, but you don't know until you check.

That includes picking an agent (and I absolutely recommend having an agent help you no matter what you finally decide to do). Do your research.

Lots of information is key to making the best decision!

Enjoy your research. Also I suggest read Fodors and Frommers travel books to see what they say about Augusta 2012. I have to believe it would be a great place to live. Then interview a few agents from different brokers. Maybe start with most recognized broker by reputation in Augusta and go from there. Good Luck.

As for your inquiry, since you have familiarity with the Augusta area, I would suggest you do a short term rental there so that you can take the time you need to investigate and decide. Basd on your wants/don't want, location, parcel size, budget, etc, you want to evaluate carefully, particularly if you will ultimately employ a contractor and materials resource. Select a local full time experienced real estate agent who can assist you walk through all these considerations, particularly point you to local experts regarding local construction code. Augusta is a wonderful locale. The very best to you in this exciting and well deserved next stage of your life.

Thank you for serving our Country. My father was retired Army of 30 years. I recently assisted a Military family also stationed in Colorado Spings to do exactly the same thing here in Augusta, Georgia.  I assisted them in choosing the land, then they picked the builder, floorplan, colors, flooring, siding, appliances, etc. They moved in to their beautiful home just before Christmas.

For any meaningful advice, I'd need to gather more information on your timeframe, availability, your living situation (do you own or rent in Colorado Springs and do you have other rental property in other cities where you were previously stationed) and preferences. In general, my advice would be to find an expert Realtor in Augusta and have that agent assist you in this process, and of course, I'd be honored to help.
