By the way, 2 yr work history is required as mentioned below for an independent contractors, or part time. if you are a nurse, you should be salaried, or hourly, as long as you are full time, you don't need a two year work history.

You don't need a two year work history. Lenders just want to know what you've been doing for the past two years. If you we're in school, that counts. Are you a first time home buyer? If so, you should check in with available first time home buyer programs in your state to see what is available. In Illinois the Illinois Housing and Development Authority (IHDA) have programs that offer low down payment at below market interest rates with reduced mortgage insurance to make home buying more affordable. Down payment assistance is also available. Most states have a program like this. Indiana has the IHCDA program, etc....need to check with the state, can Google this information to see their guidelines.

Hi There,
2 years of tax info is more-or-less required for Independent Contractors when seeking to purchase a home, but that will likely not be required of you.  Your first step will be to contact a lender for preapproval.  This process takes very little time and will indicate what a lending institution will likely be willing to let you borrow.  A lender will happily walk you through the steps.
Please remember that just because they say you can borrow X amount, doesn't mean that you want to be on the hook for the monthly costs associated with that X amount; it's often overlooked by buyers, but you should do your best to plan your purchase based on what your personal budget will allow.
