If you qualify for an FHA mortgage they only require 3.5% down.  You can ask the seller to contribute up to 6% in closing costs.

House purchase is something that one plans for, developing a strategy and executing the strategy.   Getting your finances in order is the first component.   How are your credit scores?    If your budget isn't allowing you to save, revamp the budget.   Put money in the house fund first every pay period, and then budget around what remains.  In mosts budgets there is some flex.   Turn that "can't save" into "I do save".  If you want it enough, you will.

If you are struggling when renting with predicted costs each month, what would you do when purchasing and the furnace went out (say $5000), or the water heater ($1000), or the roof started to leak ($2000 to $10000 or more)? 



Out of curiosity, why do you think it would be less of a struggle to

There are loan programs that will allow a borrower to finance 100% of a home purchase price if the home is in a rural area.  You can go to www.rurdev.usda.gov/mi/ .  Sometimes the area does not have to be too rural.  If you do not want a home that will qualify as rural you can check out down payment assistance on the HUD.gov to see if there is anything there that may be of help.
