Just get an appraisal done and make the contract contingent on it meeting your purchase price. Don't do it yourself by looking for solds online. make sure you have a lawyer looking after you on something like this if not using a Realtor. You need protection because while you pay the owner you need to be sure they are paying the mortgage or it will go to foreclosure and out you go.

I couldn't agree more with Tim & Rachel I would hire an attorney to help you review everything. In many cases you can call local agents and offer a small fee for them to pull accurate comps for you. Many buyers attempt to due market research on their own however lack the knowledge needed to make accurate adjustments in accordance with what appraisers are currently doing.

It is easy to overpay for a property, especially those listed by owner.  The seller has not had the guidance of a professional to set the market price, because they are lacking knowledge of the market activity.  Usually, the seller starts out with the property overpriced.

For the Buyer, a realtor can help you by discovering sold properties in the neighborhood, and by providing a comparative market analysis as a part of their services.  Many realtors will assist you with a for sale by owner, and they will negotiate their fees with the seller.

I agree with other posters that if you do not engage a realtor, then you should engage an attorney to protect your property rights related to that mortgage and any other liens against the property.
