I agree with Ryan. I would also add the following questions:-Can you afford at least three months house payments between renters?-Can you afford six months payments if you must do an eviction?-Can you afford maintenance if something needs repair?-In the future when you are ready to sell are you prepared to do some sprucing up, such as painting, new carpet, etc.?-If you're going to own a rental/investment property, would you be better off selling and putting the equity in a multi-unit rental with better cash flow?I'm not an agent in your county, but those questions are universal for all rentals. Make sure you talk to an agent that is familiar with rental properties in your area.
