We use a Title Company to disburse funds. As mentioned previously, the buyers will need to either wire the money or bring a Cashier's Check. Around here, the Title Company also takes care of recording the transaction with the County Recorder so the new owners are on the tax records.

Use a title company to close the transaction.  Although it is a cash transaction, the seller will bring a bank cheque or Money Order to the closing.

Im not sure if your state is an attorney state or a title/escrow company state.  In GA any funds over $1000 need to be wired in advance.  You would then most likely get the funds wired to your bank (Usually a small fee for this, but totally worth it). 

Remember in the off chance you are doing a 1031 tax exchange, that you have everything set up in advance and the money does not go to you at it or you void the tax savings.

Please be sure to use a title company to close your transaction.  Your closer will advise you with how the funds will be handled.  This is the best way to make sure there is no fraud involved.  Be careful!

The title company that is handling the transaction won't accept cash (due to safety concerns).

The buyers will either wire the money into the title company bank account (ahead of closing) or will need to bring a cashiers check. They won't be able to use a personal check.
