I am in California, does any one know someone that wants to sell their home and carry back?

We are willing to take over some of those people that might not want to short sale but would rather sell it to someone and carry back the note until the home will appraise.

I'm curious what you are trying to do? If a seller has to short sale, there is nothing to carry back! If you are an investor, there are thousands of these properties available. Call any Real Estate Agent in the areas you want to do this. If you are new to this or a home buyer, what you are proposing is a terrible idea for you. Contact a Realtor in your area and sit down and talk to them. Unless there is ome secret motive behind what you are considering, this would be a terrible way to buy a home in todays market. Buyers are buying homes at below Market Value, why would anyone want to buy a home at over market value and wait for the market to catch up?

What price range & down payment are you planning on? How is your credit?  I may want to sell my duplex.  I am a real estate licensee.

How is that done? If appraisals are an issue, are you talking about lease to own with an unspecified term? What kind of deposits are you offering to put up?

Rent to own or carry backs have many risks for both the buyer and the seller. They are best done with the help of a smart attorney to structure the deal.
