The best way is to contact a local mortgage professional so that you can review your options and what you need to accomplish with this. Such as; is it a refinance, if so is there a spousal buyout needed, if it is a purchase, is the divorce final, if not have you discussed the ramifications of buying with your atty.

You may have a shot with an FHA Mortgage. Low credit scores are harder to work with these days.

I would certainly contact a broker or lender you trust and work out a game plan.
