I live in Las Vegas, NV. I was wondering if anyone has any advice in the various positions as a licensed agent. I am interested in obtaining a license. I like researching properties in foreclosure and sales for fun. I love looking up the value trends, the up's and down's of various neighborhood property values and the various scales of property taxes in Vegas. Does any one have any idea where I can channel this energy into something I can use to make an income?

You could get your license and then specialize in helping people appeal their taxes. That is something that many people in the LV area might be willing to pay for. Most professionals that I have talked to either charge a flat fee up front for a specific lists of services or they gamble and take a smaller flat fee and a percentage or the amount of the taxes saved in the first year.

In Minnesota more successful agents use 'licensed assistants'. These are essentially office assistants who have a real estate license. You might want to consider doing this kind of work as it can be a valuable opportunity to learn real estate (once you have gotten your license).

I would advise you get your license and then market yourself as a "Foreclosure Expert". Post blogs,ads and anything that may be useful to new buyers about foreclsoures and slowly but surely start to obtain new clients. Once you have helped a few buyers get a great deal on foreclosures they will tell everyone, and then your business will just grow and grow. Go for it!

As an agent and teacher of one of the required pre-licensing classes in Ohio, "Principle and Practices of Real Estate", I would suggest you go to your state Division of Real Estate and Professional Licensing website which is part of the Department of Commerce. They will have information on obtaining a license in your particular state. Some states allow you to take your 3 pre-licensing courses on-line others do not; you must complete all hours that are required for each class. After you receive your course certificates, you must sit in on the real estate exam. After successfully passing the 2 part exam, you're on your way. Who knows…a few years down the road, we might be seeing you advertising for your own brokerage. Good Luck!

There's a few ways you can go, but ultimately, most agents are independent contractors and it's up to them how to figure out the best way to combine their skills & passions into a career that also earns a living.

If you're a "numbers" person more than a "people" person, you may want to focus on investment property.  With thinner and thinner profit margins, the foreclosure auction specialists need to know their stuff and make instant decisions on values.  

There's many possibilities, but you'll need to explore them for yourself.   If you have an entrepreneurial spirit then start by interviewing with a few brokerages, go down to a few trustee sale auctions, and enroll in a licensing class...but don't expect anyone to offer you a nice salary w/ benefits!

You may also want to look into becoming an appraiser.

Dear Peach,

I think it is great that you want to become a realtor.  I like you wanted to get into real estate so that I could have my own business and all the write-offs that come with it.  I also wanted to help distressed home owners get out of their over encumbered homes.  Nothing like the feeling you get when you help someone in need or someone getting foreclosed on.  I love helping people, find the house of their dreams.  I love the comaraderie of the other agents on my team and in the office.    I love going to seminars to figure out how to market and really make money in this business.  I love learning about new technology and gadgets to help me with my business.

    I think you should get a real estate license if this is what you are passionate about.  If you want, feel free to contact me, and maybe you can "intern" before you invest the money into MLS fees and brokerage fees (approximately $2,000.00 per year).

In the long run, I think that most realtors make their money by investing the money they make in rental properties with positive cash flows or flipping properties.  What better place to be then in real estate so you can get an inside scoop on the properties that come on the market.  Read the Rich Dad Poor Dad books by Robert Kiyosaki for more information on making money in real estate.  I know I have learned a great deal about real estate and investment opportunities from my clients.

I think it's a great idea you have to look into becoming a REALTOR.  I retired from the Police Department and started selling real estate.  It's the second best job I ever had, of course, the Police Department is the first.

First step is get your license.

Network yourself to those folks downtown doing the trustee auctions and get involved with foreclosure purchases. Make  sure you have someone that knows what they are doing and has the network to get you the info on the properties you are looking to buy in a timely manner as to where you know if you are buying a "dog" or a "winner".
