April tends to "kick off" the real estate season and spring. This is where listings will begin to consistently rise all the way through July 4th (the peak of listings). Buyer demand is strong, because there are plenty of left over buyers from the winter that still have not found anything they like. 

But are you ready to sell in the next month? Is the home prepped for sale? Are you going to sell as-is or do some minor things to bring a higher return on your investment?

There are a lot of questions you have to answer, but I would love to have a cup of coffee and talk to you about it!

The best time to put your home on the market is when you are fully ready too.  Some people will put there home on the market to "see if it sells" and end up over pricing it because they aren't truly ready to sell. We have a 12 month market here in Minnesota (things sell all year round).  There are a lot of variables involved as well.  Some homes sell better at different times of the year.  Different price points, styles and locations play large roles in the out come and the advice I give to my clients.

Talk to an experienced professional Realtor.  A normal housing market will have a balanced supply of homes for sale.  At normal sales rates, that would be about a 6 month supply of homes.  Anoka has a 2.6 month supply of homes, far below the norm, which makes it a sellers market (great news for you!).  A professional Realtor can advise you on how best to get your home ready for market.  It IS a beauty contest and there is not much consolation in second place.  Last week I had a listing in a similar market.  We listed on Wednesday, got the offer on Saturday, and signed the full list price contract on Sunday.  We use a stager and a professional photographer to give listings the most pop.  Call if you have questions.
