I know this was asked a long while ago, but for those who see it now, keep in mind that realtors charge 6%, no less. They are not objective either.
On the other hand, you can go through a real estate attorney and pay a whole lot less, but you've got to be willing to pay that money out of pocket rather than trying to finance it. What's a few hundred dollars for piece of mind?
But if you save nearly $6000 for every &100k of house price by avoiding the realtor, think how much that is in the long run. You can haggle with the seller to reduce their asking price, instead of them putting the cost of the realtor into the price in order to recoup that very high cost.

Definitely find yourself a Realtor to represent you as a buyer. A buyer's agent will look for your interest, opposed to the seller's, and they will be able to help you with the entire purchase, from making an offer, negotiating, completing inspections and walk-throughs, and more.

Find the local expert for the area that your looking to buy in.
That's not always the listing agent.
Make sure that they possess the Experience and Knowledge of the area this is crucial when negotiating your offer.
