I totally agree with "OhioSmitty". You want to submit an application with the lender of your choice and have them monitor rates until it gets to the "magic number" and then lock it. This is a service we offer to our clients free of charge as well as we are located in Central Florida if you are interested in knowing more. Hope this helps.

You might want to contact a lender and have them take your application so they can have it on hand ready to lock in when the rate reaches your 4.5%
Don't worry about if its not coming back VA...most can do VA.
Think of it like gas prices...you want your application in your mortgage lenders system so when that one "low day" comes...they can lock you in. I've seen plenty of times when that "low day" comes and were playing phone tag trying to get you locked in...only to see the day pass you by.

I am looking for a VA Streamline IRRL loan in Florida.
My funding fee is waived due to my disability rating. When requesting a quote, I only get 30 yr fixed (not VA). I would like to refinance at 4.5% when available. Please help!
