Having just gone thru a short sale and now having $180K to put down on a property is an oxymoron.......if you were not late and had $180K sitting around, why would a short sale come into play? If you were late on payment(s) 2 yrs would be min timetable other than a portfolio/non FHA or Fannie/Freddie program.

If you were not late on the short sale we can finance you right away.  With the late payments pushes it to 2 years.

Some lenders will allow you to purchase again if you can prove you were not late on your mortgage for the 12 months previous to the short sale of your property.

Not if you just went through a short sale-  You would have to go hard money or look at things in about a year...

FHA has a new program that allows for borrowers in "extenuating circumstances" to purchase after one year from Foreclosure/Short Sale-
