You can always hire an appraiser --- Selling your home as for sale by owner can be a difficult task.   There are many things that you will not know about when not employing a agent.   If you are serious about selling your home then best to hire a agent.   The agent will consult with you on price, any items that need to be addressed prior to listing, and then listing the home on Multiple listing service.   The MLS feeds the system and will provide the best option for showcasing your home to potential buyers.

Contact a few local real estate agents and schedule a some listing appointments.  They will explain the comps and what your house should be priced at.  There is no obligation to list with an agent, you are basically interviewing them for the job of selling your house.  Who knows, you might find it makes sense to hire a listing agent.

Research web sites to determine the properties which have sold comparable to yours in the last 90 days. 

Usually your listing agent would do that for you.  You have chosen to take on the task of selling on your own - determining the comps is one of your responsibilities along with all the proper disclosure forms.

Selling a home without a professional may seem like an easy and exciting thing to do......however, no matter what the comps  in your area say, you are very likely to get a lower price for you home.   Buyers who choose to work with a for sale by owner, tend to believe they are the ones that are going to be able to save the money in the transaction.  They tend to low ball the seller.   Find your comps only through recent sales...within the last 3 months.  If after 1 week on the market you don't get a full price offer, you should seek the help of a professional full time agent.

I would first look to see what Zillow will give you as a Zestimate and take it under consideration.  I believe the other lenders give good advice on asking a real estate agent's "opinion" on the value.  If it where me I would hire an appraiser and take the guessing out of the game.  I think the number of homes on the market will  play a large roll in your list price.  Take care.

Contact a local realtor and let inform them that you plan on listing your home on your own. Most realtors will help and provide comps, just remember to consider this realtor to list your home at a later date if you're unable to sell it on your own. Good luck!

It's always nice to think you can save a couple bucks selling yourself but when you can't locate comps should this be in your best interest? I say leave it to the professionals. Just think would you operate on yourelfor represent yourself in a courtroom? Why take the chance with a large transaction either?
Comps are easy it's all the roadbloks that follow you will want a qualified agent there for.
This is one reason the national average tells us that people who sell their homes on their own lose 15% or more on the sale. In the end the realtor pays you for his/her service.
Get the best price an the best service, hire a Realtor.

Call a realtor and tell him/her what you are looking for.  Be straight with the realtor and if you like the person and you aren't able to move it on your own, you have someone to sell it for you.  Most realtors will assist FSBO's in the hopes of getting the listing if it doesn't pan out which it often doesn't.
