Ask your friends, family, or anyone you trust if they know of a mortgage professional that can help you in NJ. Other than that, I recommend making a call to a couple lenders you trust from what you have learned here online and find out exactly what terms you can recieve on that particular day. Or feel free to to stop by my location off of route 73.

Rita, there is no secret, the premium for a certain interest rate is used to offset the closing costs. Sometimes it can be .250 higher than the best par rate, sometimes it may be .500 higher due to price adjustments, loan size, etc. Many lenders can also offer an FHA rate of only .125 higher than the par rate pay all closing costs and part of the prepaids. Since Joe Cafiero just pointed out very low Title fees in NJ, then the OP should see an excellent rate/quote if he has good credit and a decent loan size. Steven, give Joe a look for sure!

No closing costs that you see, is more like it. If they are offering no closing costs, those fees will most likely show up in another form somewhere else in your loan.

A lot depends on the specific situation as to what can be done but yes there are some pretty great rates out there and the oppotunity to take care of some of the closing costs. Have you tried shopping for custom mortgage quotes on Zillow Mortgage Marketplace. Check it out here
You can can filter your quotes based upon fees, APR, etc.
Make sure to check out the lender reviews for positive and negative feedback from past clients too.

Rates are competitive and true, you should be able to find a no closing costs loan. However, there is always a catch. The no closing costs is usually associated with taking a higher interest rate. Even doing that rates are great. Shop around and work with someone you feel good with.

You are going to see different options with fees, or no fees, and lower rates than others from state to state. So that is not a good comparison. We should compare NJ. It will depend on the term you are looking at, for example, 30 year vs. 15 year loans. Typically on a conventional loan, if you take a .25% higher in interest rate than the market zero point loan, you can have 1% paid to cover your closing costs (no fee option). Obviously, the larger the loan amount the more that 1% is going to cover.
What you should be looking for is the correct mix between the lowest rate you can recieve vs. the fees associated with that rate.
You can also review each lender on the website for their NMLS license to review their licensing credential and how long they have been in business. Search for NMLS Consumer Access in Google. My NMLS is 146855.
