I agree with Mike and strongly suggest a licensed contractor. A specific one I have used for years (home inspector and licensed contractor) is Calspec Home Inspection - Tim. He knows his stuff and holds a General Contractors License so he can inspect all aspects of the home.
He only gives you assessments and not bids for work which is what you want. I hope this helps!

You can run a google search of local home inspectors. You can also go to any local realeate office as agents work with home inspectors in your area.
