The values found on Zillow seem to be computed automatically by local solds and other information gathered from other reliable sources.
Appraised values are computed by your local appraisal district. A person actually went and viewed your house, took some pictures and derived a value and sent you notice of same. (perhaps some appraisal districts will be more automated now, but contact your local one and ask how it was done and when)
Appraisals are subjective.
Zillow's Zestimates are a guideline to value only.
Contact a local Realtor© and ask for a CMA.
