I am selling my house with one un-permitted bathroom. Can my house qualify for FHA loan?

In m view, yes one can qualify for an FHA loan providing that the unpermitted bath is not considered in the overall characteristics of the home. I'd ask, how much would it cost you to call the township to come out and inspect and make this a "permitted" bath. Here in NJ, I'm thinking maybe $75 to $150k? Would it  be worth the investment of time and money? yoUR CHOICE.

Dear Spicy jj,
I doubt you will be able to finance through FHA with un permitted structure. "Can you get a contractor to bring the bathroom up to code before you sell? That would be the best thing to do.

You should be fine unless the work is shoddy with noticeable violations. I have never had a problem with FHA when a homeowner did some improvements without permits.

That all depends.  Usually unpermitted additions or renovations are not given any value.  In some cases if the work was done in a workmanshiplike manner they may not require it to be removed. It depends on the lender.  They might require it to be permitted or removed. Your best bet is to speak with a lender that specializes FHA financing.  Hopefully they might be able to answer your question.
