You have posted your question on the "advice" forum... where agents who are independent from Zillow answer questions...
the best hing for you is to click on the little flag and this opens a window that allows you to send a message to zillow's staff. I would not worry about zillow's valuation too much... if you are interested in a more accurate value of your proerty contact a local listing agent or a real estate appraiser.

As a local agent, I am sure that you already understand the difference between what Zillow's site can do as an AVM and what an agent can do with a CMA. Zillow cannot see your house or it's upgrades. All they have are numbers like assessed value, sales history, price trends in the area etc. When you bought in relation to your market and what you paid in relation to your neighbors can affect your value.
Also, your assessed value can influence your Zestimate. A lower assessed value can mean a lower Zestimate as I found out when I appealed my taxes. Zillow is not an appraisal and the best thing you can do as an owner is to claim your house, make sure your home facts are correct and add an owner's estimate to show value for things that Zillow cannot see by the numbers. You may have something about your home that is not correct on Zillow. I know I have had clients complain to me about their Zestimate and I have had to go in and try to adjust it. I can't remember exactly how to do so but I know that I have done so before. Keep in mind Zestimates are always low for whatever reason and I think 'most' people know this...or at least us agents do. If you're consider a move and could use a true estimate of your homes value, give me a call!
