I am thinking about listing with realtor since the flat fee broker service is not really working?

I would be willing to rent with the option to buy for someone who needs to credit right in order to buy a home.  I believe the goverment will come out with another incentive for next year similar to the $8000.00 they are doing now.  Will a realtor take a contract for short term for sale or rent?  I am offering 3/5% to buyer agent with the flat fee broker on MLS but have had very few showings.
