Remember the old saying "you can't always get what you want"? Or maybe that was a Rolling Stones song. Either way, I think you need to decide what your priorities are.
It sounds like you are trying to get your home listed but not pay a full commission. That would account in part for the few showings. You aren't getting full service.
You wouldn't get medical treatment for a serious issue this way. So take your real estate situation just as seriously. Get a professional and then listen to his/her advice.
You also sound like you'd settle for a sort-of-renter/buyer who might have bad credit. Not a good move. Why start out a business relationship with someone who has already demonstrated a poor track record of business relationships.

Obviously Ice has given what should have been the final word, but due to a mistake of mine, I feel I have to add a few things as well as other reasons.
Below are excerpts from the FAQ thread that is attached to the link at the bottom. You will see sunnyview's response was within Zillow's guidelines. You don't have to be the "zillow police" to respond. Sunnyview is a well liked, extremely helpful, and respected member of the Zillow community. Your responses to her, IMHO isn't going to be a very good advertisement on your behalf.
As far as her replying to you in a private email, that would mean giving up a bit of her privacy. We who choose to offer our help on Zillow, even though we expect nothing in return, feel the risk vs reward is out of proportion. Simple as that.
Those of you who feel "if I give advice I want something in return" should realize that if your your advice is knowledgeable and professional, posters could be impressed enough to look at your profile and obtain contact info.
Oh and BTW, don't get too excited about the thumbs up on one of your posts. I did that by accident. Unfortunately there isn't anyway to take it back. I also know that this post is off topic, but since I inadvertently gave you the thumbs up, I felt the need to clarify a few things.
Honestly, I found your original post to be quite good, with the exception of the self promotional links. Unfortunately, it seems we might lose you since it seems your advice comes with a price (spam). My honest opinion is that you should fall back, regroup and reconsider. It would have been nice if you would have taken sunnyview's polite and respectful post in the spirit it was intended. Many others have, and in doing so have come off looking so much more the professional for it.

Not really curious. One of those posts was a month old the other one was from November. I generally don't talk to people in stale posts. It just makes the board cluttered. You are welcome to flag any posts that you see that are against Zillow's policy. Other people seem to feel that your posts are self promotional here, but again Zillow keeps their own counsel on content.

Great, we are in agreement we will let the proper authorities decide. What's curious, however, is on another post where you decided to make a comment to me, two other agents prior to my post had done exactly the same thing I did. Yet all you did was mention my name. Curious indeed.

We definitely don't agree about the rules around posting in Zillow Advice. The good news is that I'm not Zillow so I don't make the rules or decide what gets removed. I can point out what I have seen posted about their board policy by many Zillow moderators in the past and what I have seen removed from the board as self promotion. You point out the video as support for you posting your links, but there is no helpful resource in the 5 hotlinks you posted. It is an advertising oriented home page not helpful information.
I'm not your keeper so you are free to do what you want. In the end, Zillow will decide what is spam and what is not since it is their forum.

That's right you caught me. I'm a socialist. I go to BBQ's, talk to people I know, throw back a few salsa chips and watch Survivor. I was not disrespectful to you. I simply gave you links to the policy other useful videos. Maybe I should have been less helpful.
I am a bit puzzled when you say "This post is so old the original poster probably won't even look at what I wrote." Then why did you post if it's a zombie thread. Your posts have been flagged. Zillow can decide if your hotlink heavy posts are allowed under their policy. My guess is that your will see a "content removed by moderator" in place of all your site hotlinks. Zillow is a public forum for everyone not just for the advancement of your professional goals. I hope you reconsider following the board policies. This thread from Zillow's COO on posting hotlinks in Advice may be useful here.

sunnyview: who are you the zillow police? I read the policy and it says noting about using hotlinks in the manner that you have described. The guidelines describe spam as PURE self promotion. PURE! If you take the opportunity to read what I actually said you'd see that my commentary was full of practical advice. Sunnyview, as you know nothing is free, so if I give advice I want something in return, that's the American way. Surely you must understand that unless you are some kind of socialist. What I have done is created links for bots that will respond to them as long tail keywords when they crawl this site. This post is so old the original poster probably won't even look at what I wrote. Now I find your admonishments in such a public forum as extremely disrespectful. If you are a site admin surely you could have written me a private email to inform me of any wrongs I may have committed, if your are just part of John Q. Public then you should mind your business and let the admins do their job. Besides your admonishment is a violation of zillow's good neighbor policy which can be found here. Good day.

Please don't spam Mr. Anderson. Zillow has it's policy here and they discourage self promotion, contact blocks and hotlinks to your home site in order to maximize information on the board. You can use your profile page to post your site hotlinks. Zillow has this video here on optimizing your profile on Zillow to build a positive professional presence on Zillow recently and though it had a lot of good tips on building a presence online. Zillow also has this one about promoting yourself and your services on Zillow Advice here from Zillow's marketing director that is good too. I hope that you consider posting local information about your market.

Something isn't working if you are not getting showings. A quick assessment:
Is there a sign up in front of the home?
Is the home on all the home search websites?
Is their more than one picture?
Are the pictures good?
Is your price competitive? If you need to sell - Be aggressive on pricing.

I take 4 month listing agrements for both rent/sale and have been successful in getting results.
Price is most likely the issue.
Ask the Realtors who showed your house for "Feedback".
Rent with Option to Buy - you MUST use a Real Estate Attorney to draw up the Lease and the Option.

If you want to sell your house, you need a realtor who will tell you the truth about it's worth. There are a lot of homes for sale but if you talk to a realtor, they will explain the inventory. Most of the homes are short sales with agents who don't know what they are doing and so will never sell. Other homes are already sold and still have their sign up until the close of escrow. There is a huge pool of buyers who will give you quality offers but you need the right agent to guide you. You need a local pro who knows how to price your property correctly, has a marketing gameplan, a communication schedule with you,etc. best of luck

If you are on the MLS and not getting showings your issue is most likely price.
There are so many homes on the market now you have to be priced right to show.
Just a side note: I know many full service realtors who will work for 3-5% commission.....

I am thinking about listing with realtor since the flat fee broker service is not really working?
I would be willing to rent with the option to buy for someone who needs to credit right in order to buy a home. I believe the goverment will come out with another incentive for next year similar to the $8000.00 they are doing now. Will a realtor take a contract for short term for sale or rent? I am offering 3/5% to buyer agent with the flat fee broker on MLS but have had very few showings.
