Appraisers frequently do not need to enter a home for the appraisal. Much of the appraisal is based on comparable properties and local neighborhood.

Contact a local realtor and ask them to conduct a comparable market analysis. Most realtors can give you a "desktop" valuation, where they conduct an analysis without physically seeing the home. This value will not be as accurate as an analysis with access to the home, but can give you a general idea of value.

You can get a CMA form an agent sight unseen, but you can also ask several agents for CMA's. You may also be able to walk one of those agents through for a closer estimate.

George seems to be on top of this. Give him more info such as style of home, # of BR and Baths and sq footage and he should be able to give you a fairly accuate number

You can contact a local realtor and ask them to perform a Comparative Market Analysis (CMA). Most realtors will do this free of charge. Or you can hire an appraiser to do a formal appraisal.
