I am very frustrated with Zillow.

My custom designed home is not being valued correctly on Zillow.  It is WAY below my neighbors reported values.  And it is hurting my ability to sell my home.  I have begged to a re-review, but it has always gone unanswered.  I know you want your service to be accurate, so why will you not correct errors?

Hi Dewrdw!

I completely understand your frustration on having potential home buyers see your home without seeing an accurate Zestimate.  Especially if they are using Zillow's #1 Mobile App on their iPhones, iPads, Android Devices & Blackberries while looking at homes they are interested in seeing and possibly buying in your direct neighborhood.  This must be extremely frustrating for you to go through.

However, keep in mind about a couple things:
1. Zillow has an algorithm which calculates their Zestimates that are based on the facts and upgrades that you can update as the homeowner.  The Zestimates are also based on the comparable homes that have recently sold along with those facts and upgrades on each listing.
2. The Zestimates do not change immediately.  It can take about 60 days before the system re-calculates and improves your Zestimate and then it can take another 60 days to see another change.

The most important thing to realize here is that your Zestimate is only a starting point on what your home "could" sell for or "could" appraise for.

Recently I have seen many cases where homes have sold for over $100,000 more than what it shows on Zillow.  This is actually a good thing because it allows you to have the opportunity to find a trusted and experienced Realtor who can use their expertise and the most accurate data of comparable sales in your neighborhood, and then after you choose the right Realtor to list your home, then your selling price will reflect the exact number you agree to list your home for.  Your Realtor will be able to show this number on Zillow with them as the listing agent.

I agree with you more than you  will ever know.  Zillow stated a property owned by a previous client to be est at $225 000, I listed it and  sold it for $$364 000 in 13 days .  Perhaps zillow can help you fix this


Zillow has its pros and cons.  Zillow just knows sqft of your home< it has no idea of any remodels done to your home, upgrades etc.. its just a bumner that buyers when they see your home on zillow , they may not understand this .  I think there may be a way of removing the z estimate

Don't worry, Zillow shouldn't have the influence you are talking about- i.e. hurting your ability to sell your home at market value.   It sounds like you might not be using a realtor.  I would be glad to help you with your listing, and as a Premier Agent with Zillow, I would be glad to work with Zillow to get your information correct.  I would be glad to provide you with a certified Comparative Market Analysis, that will tell you about the homes that have sold in your area and how they will compare to yours, to get a fair market value. 
It also sounds like the Buyers are just giving you a bad time, trying to negotiate a lower price. With an agent, you will have them negotiating for you as to what you want.  You can reach me at [email removed by Zillow moderator]

Zestimates are actually Guestimates! Most buyers are working with a Realtor and they usually make it very clear to their clients the inaccuracy of Zillow. A good Realtor will do a CMA on a property their client is considering which will provide an accurate estimate of a home's value. If your home is listed with an agent, it should appear all over the internet, (depending on the agent) including Realtor.com at the correct listed price. If you are attempting to sell your home yourself primarily using Zillow, you will most likely have problems!

Zestimates are a consumer tool for roughly estimating value. Please know that Zillow or any other search site that offers "values" can not hurt your ability to sell, or affect the sale price. Neither agents nor appraisers use Zillow for property values; this is only a tool for consumers.

Any offers that come in low are because some buyers just insist on low-balling, and some agents just let them do it. It happens with most lisitngs, so please don't worry. When you're ready to list your home, your agent will use proper comparables - including features and location - to help you determine your list price.

the create an estimate feature is bogus.  It will not affect the price tag the Zillow currently places on top of your house on the map.

If the data available from your home on Zillow are accurate, then there is not much you can do with the Zestimate.  If there are errors in the actual home data, you can claim your home and correct the errors.    You can also do some hand selection of comps for the house.   If any of these changes will affect the Zestimate, then it can take several weeks to several months to appear in the Zestimate.

Zillow doesn't recalculate Zestimates with special features and/or perceived value no matter how often you make a request. Those are not part of their statistical model.     However, you can claim the home and use the owner's estimate (making it public if you wish). This will call out the upgrades and features of a custom designed home that add value.
