Comparables can be found in many ways. Researching the tax records. Newpapers list recent closings. And ordering a Comparative Market Analysis from a Realtor. Or paying for an appraisal-- even before you make the offer.


The quickest and easiest way is to order the CMA from a Realtor. They have the information you require. The information on market sales is contained in the local Multiple Listing Service-- a database paid for and maintained by local real estate agents who are members of the Realtor Association.

There are the public sites, such as Zillow.com and CyberHomes.com as well as many others. Those will give you general comparables. Those websites primarily pull public data from local recording offices, title companies and other sources that update information about a home when it is sold and when the title is transferred from one person to the other.


Other than the free websites, you could also contact a Realtor \ real estate broker. Of course anyone in the real estate business will tell you that, right? :) I think it's worth a phone call to a few brokers just to see how you feel after speaking with them. You'll weed out the pushy brokers from those who are good listeners. Also, you might ask some co-workers or family members for a referral. That's a good way to get some insight into how the brokers they've used have been to work with.

Consult your buyers represenative, your REALTOR. They can provide you with a CMA for the property that you are interested in. A CMA will give you information about properties that have sold in that area, the price that they sold for and how long they were on the market. Your REALTOR can also include what is currently on the market, it's price and length of time that they have been listed. This snapshot will give you a good foundation for what range your offer price should be in. Your REALTOR is great source of information, use them.

Your best answer as a buyer is to seek the representation of a Realtor who has access to the market statistics and knowledge beyond just numbers. I recommend an ABR (Accredited Buyer's Representative) familiar with te area in which you are searching. In general, there is no cost to the buyer for representation.
