Interview several agents and make sure they have well defined marketing plans and past results.

Ask a few Realtors to give you a CMA and their sales pitch- what will they do to sell your house, how will they advertise it, what is the average time on the market in your area and what is the expectation on how quickly it will sell. Be weary of the ones that give you the highest price for the fastest sell. In the end, the MLS is the most powerful selling tool, it's very likely that the Realtor that brings a buyer will be some other agent, so pick one that will communicate with you quickly and effectively.
