Those estimates are very ball park estimates based on 3rd party data that is frequently out of date/incomplete/incorrect. Do not worry about it because no buyer ever refers to them when making an offer. they go by comparables from their agent.

The value of a home is determined by many things. Although this may not be the case for you, I've found that sellers often make the mistaken assumption that what they've put into making their home "better" should be equally reflected in the asking price. However, a good realtor will review with you the realities of how your property will be perceived by other realtors as well as prospective buyers. While real estate search sites can offer good ballpark figures on the value of your property, it's usually best to have someone actually come to your property/neighborhood to give a customized estimate on it's value.
