The market price is determined upon the fundamental component of  supply and demand.  The supply is low thus prices are up.

As a Realtor, I've also noticed this in the Orlando, Florida market as well! Nobody has a crystal ball to be able to tell what the future will bring, but, if the trend continues, then the summer should be no exception.

Best Wishes and Warm Regards from The Sunshine State! :).

I agree with Michael, prices in our area (Brandon, Valrico) are creeping up as well, partly because of the low inventory.  It is hard to predict what the summer may bring

I can't speak for Clermont, but nationwide home prices are going up because of pent up demand from buyers and a real lack of inventory. Whether the rise in prices is a good thing and whether or not it's sustainable is anybodies guess.
