Find out what you qualify for (get pre approved by a lender) and then you'll have an informed decision when looking for homes.

Assuming your purchase is not cash, you want to contact a lender and see what mortgage you are approved for. A good lender will have a breakdown of your fees with closing costs, insurances (title, mortgage, home), and the estimated monthly cost. Knowing what you are approved for and how much you're willing to spend monthly can be two separate things. Obviously you probably want to see the property, so contacting a realtor is your next step, and you want to make sure they have experience in the area, knowledge of the market, and looking out for your best interest. I apologize as I do not have any experience of Pensacola, but have a very professional lender I can recommend if you want to contact me on that or have any further questions. Good Luck!!

Please do NOT go to LendingTree.com and look for a mortgage. You will ruin your credit score if it's run too many times. Call a local mortgage lender or broker and don't let more than 2 lenders preapprove you for a mortgage. Call a local realtor and they can walk you through the entire process.

If you're buying in PA, I can help you. I am an REO agent in Pennsylvania. If not, then call a local realtor to guide you through the process.

Start by applying for a home loan/mortgage as you are searching for a Realtor. A website that you can do this at is [Content removed by Zillow Moderator. Please see our Good Neighbor Policy]  Next you want to search for a real estate professional that can help you in purchasing the home. Make sure to do your research about the real estate professional to make sure you are going to get someone that will be professional, that will go the extra step to make sure you home buying experience is nothing but pleasurable, that has good reviews and so on. Once you have found your real estate professional drop them a line or email requesting help and you'll be off and ready to buy the home! [Content removed by Zillow Moderator. As you're looking for a realtor, you should also be obtaining a loan preapproval or have a proof of funds from your financial institution.  One of the first things your realtor will ask you is if you are preapproved.  When an offer to purchase is submitted, generally the proof of funds is sent right along with it.  An offer means nothing to most sellers if there is no documentation to prove the buyer can afford it.

Best of luck to you!

Also, to find a realtor that specializes in the area you are looking, click on one or more of the realtors here on Zillow whose picture is next to thatlisting. That can cut your time in half locating a realtor. Call them up and go from there.

First, you want to make sure that home ownership is what you are actually looking for and evaluate the costs associated with it.  If you are planning on staying in that home for years to come, you will want to contact a mortgage consultant and get pre-approved.  If you make an offer on a property and do not present a pre-approval letter or certification of funds (proof you have cash), the seller of that property will not take you serious and most likely won't look at your offer.  You will want to use a reputable lender with a good track record, or the deal could fall apart.  I would look for referrals from real-estate professionals, because they have directly worked with these people.  Good luck!

You will need to find a realtor in that area, I am sure you can seach on here and find some very good ones. You will also need to get pre-approved for the mortgage if you need financing for the purchase of this home.  I would be happy to assist you.

Regards,
Brynn

Like Craig said, find a reputable Realtor in the area if you have already been pre-approved for financing. If you have not been pre-approved for financing, most good Realtors will want you to take care of this first so I'd be happy to help you with this.
