The worst case is that you owe rent through the end of the lease (as per the legal agreement you signed).  Don't expect a totaly "get out of lease free card".   If you negotiate with the landlord, you may be able to come to  agreement on paying rent while they look for a new tenant and then once the tenant is in place you no longer owe rent.  You may have to pay some advertising costs in addition.  It is expensive to turn rentals around between tenants, so you may also lose your deposit.

Hi,

There are several different rental agreements used today and laws vary in different states.  I would suggest to read the section relating to early termination, if it is a fixed term lease you may be liable for the full rent, if not, you may have better leverage.  After really examining the agreement, call the landlord and try to negotiate, sometimes if you were a good tenant and have a good reason for breaking the agreement, you can find a compromise.

Check your lease for any type of "break lease" clause. This is most likely where your landlord would have spelled out the consequences, if any, for breaking a lease early. 

Every state has different laws and every landlord is different- some are willing to work with you (i.e. if you find a qualified renter to move-in prior to them missing a month's rent). Either way, your best bet is honest communication!
