Check with a realtor to find out if your den is actually a legal bedroom. If you list it as such, and it is not, you'll just have a lot of disappointed buyers.

Most definitely, list as 3/2. The most important search criteria, next to location are the number of bedrooms. Many would miss your listing all together if you list as 2/2 and a den.
