Scot, yes they do get a much better rate on a conventional loan with a 777 score vs a 620 score, or avoid paying 3 discount points for the same rate.

Canyon Country! I went to school at CalArts right up the street in Valencia! The 30 year fixed 4.75 and much lower on a 5/1 ARM. Do you plan on staying in the home for a long time?  Your 777 score is impressive, but it doesn't really get you any better rate than someone with a 620 score. As of last Friday a 30 Fixed is 4.750% and a 5/1 ARM is 3.375%. In addition you'll have GSE Adjustment Fees and Mortgage Insurance since you are over 80% LTV. 

You will not be required to have an impound account. In CA you are entitled to go up to 89.9% before that's required. .... Happy funding, Rudi
