You should call a local agent to have them pull comparables from the local MLS. You should not base your asking price off of Zillow, as they don't have 100% accurate data. You could try contacting the professionals in your area here on Zillow. They may be able to get you a basic market value.

Due to sluggish sales this is a common problem. You or your agent needs to make adjustments to the comps to help determine where your property might sell. They can also go over to a neighboring area that might attract the same kind of buyers that would buy your home and see where demand is for similar kinds of homes. This can help to create a starting point.
