If you haven't talked with anyone local, yet, give me a call or send me a note.  I have had quite a bit of experience in rural Thurston County.  I currently have 4 land listings (Zillow doesn't post land listings).  I market land as aggressively as possible, but we have a limited number of buyers and there are even fewer land buyers out there today.  I'd be happy to walk your property with you and/or sit down and chat about our Thurston County market.

Better yet, call a local real estate agent that specializes in land.  Land is not a straight-forward transaction in most cases and most agents are not really equipped to properly handle it.  Sure, anyone can list it but to get top dollar out of it, you need someone who truly understands where the value is with your land.  Things like reports, studies, surveys, etc will drastically change the value and they must be properly presented to potential buyers.  It's not an easy time to sell land right now so I wish you the best of luck.

Zillow cannot properly value your property.  You should contact several "on the scene" sources such as Realy Brokers, appraisers, etc.  Zillow utilizes data and data only.  For example, if there were 25 lots in a subdivision and they were all equal in every way, Zillow might be able to give you a decent evaluation, with some lack of research, however.  Zillow does not, for example, take into account seller's concessions....which affect value of course.

So, with your land, suppose that Zillow is comparing two sites...both 5 acres.  But one has an awesome water view, and the other is right on the highway and under a power line.  Zillow's evaluation only has the capability to measure data...acreage.  Someone "on the ground" is needed to give a better determination.  Yeah, this might cost you.  But it also might save you money.  I cannot tell you how many great buys were achieved by buyers taking advantage of a seller's reliance upon a Zestimate.  Tis' your choice!

if you want the most accurate valuation of your land, you should contact a local Realtor! They will have access to more complete and accurate data.

Down at the bottom of most every page in Zillow, you will find a link labeled "Zestimate Values & Accuracy". Click on this link and you will find some detail and a disclaimer on Zestimates. Zestimates I don't believe are very accurate, but they are a good starting point as I believe they say.

We find with our listings, we can be 20% to 30% above or below comparables, but upon research, we find Zillow is not able to take into account uniques features or amenities a particular property may offer.

Zestimates or any market value or appraisal is only as good as it's data!
