I have a question on one of the property in Stamford, CT

59 Liberty Street, Stamford, CT Unit 16.  Currently on sale for $359,900. Your estimate shows : $273K.   There were other units (unit 5 & 6) that had zillow estimate more than $350K with same sq footage & similar layout & also got sold for $350+K.

Just curious why Unit 16 has lower estimate than what the current sale price is. We are seriously interested to buy for $350K.   appreciate your response.  Thanks.   bakulrupa@gmail.com   (also have registerd with Zillow).

Properties here are among the best deals in Stamford.  Am happy to discuss.  The issue is the "somewhat industrial" nature of the area, and fact that the construction is being completed in phases.... I seriously doubt ANY will ever be sold in the $250's, however.  For $350K, however, there is nothing in the area that can compare.....Well, maybe a few.  Let's talk.

Thanks for your question.  Per Zillow's home page http://www.zillow.com/howto/DataCoverageZestimateAccuracy.htm they are not accurate.

Zestimates are not appraisals. They are guesstimates based mainly on sales trends and public information from recorders and assessors. If these condos are mostly similar, the difference in the Zesitmate could be caused by a difference in original purchase price, a difference in assessed value or the timing  of the trend in the larger market when the house was purchased.

Your best indication of value as a buyer is getting recently sold similar condos and looking at the trend of sales in your market up or down. Your agent can help you. Asking them about things like trends, past sales within 30-90 days, days on market for similar properties etc. can help you make a solid offer without overpaying. Zillow is a good place to start, but not a good place to base your offer in my opinion. Your agent is your best source.
