Definitely. I've got one in Estero that is now about 4 years old and for what it costs it is worth the piece of mind. It has already paid for itself for a washer issue and a water leak.

We always recommend a home warranty to our clients that rent out their investments. Especially if they only have one or two rentals in their real estate portfolio. A home warranty can save you the time of driving over to the property to investigate the issue, multiple trips to Home Depot, and the frustration of dealing with all this in the middle of the night. Not to mention money. Usually there is a small deductible associated with each issue and we have actually been successful getting the tenant to pay this fee.

Sometimes local utilities offer warranties/service agreements. Check to see what is covered under each program and what the deductible fee is. The service agreement I have with a local utility has zero deductible, but the program does not cover the roof or windows. But, like Sharon says, that might be covered by your condo association.

Home Warranty is always a must, it will save you more money in the long run and it's a peace of mind that if something happen you know that you don't have to spend a lot of money to fix it. Some home warranties usually cost $25-$35 a month.

Depends on how old the condo is, the ac and how much the hoa takes care of the condo, do they take care of anything inside?. How old is your water heater, washer and dryer, pipes etc. I personally like Home Warranties
