Yes. Speak with a mortgage professional. Get a pre qualification done. Shouldn't take more than a day. Then you will know for sure.

Interview lenders and ask if they have loan minimums. There is nothing like being preapproved for that perfect house and your lender say we have a minimum of x , we can't loan that amount. Most say it's not worth the time or manpower to do small loans. Look into a 401k or other means, if you can, pay cash. I would ask around and still try. Don't give up.

Find a lender or broker (hint hint) and get pre-prequalified. Then, put a contract on the home. If it get's accepted, you're off to the races!

Your first job would be to contact a loan officer/lender to find out what you're able to qualify for OR find a local real estate broker and see if they have a lender they trust that would be interested in this transaction.
