For me, and as an Accredited Staging Professional and Realtor, staging starts on the buyers first impression. It could be from the curb or walkway and especially at the front door and entry foyer. First impressions are most important. Make sure walks are clean, front door in inviting and entry is welcoming. Good luck.

We use stagers in most of our vacant listings, and it has definitely increased the salability of our properties. These are the rooms we focus on... family room/main living area, kitchen, baths and master bedroom. Secondary bedrooms are left empty.

lol- you crack me up Jim with your 'missing the point' We better let HGTV know that their shows have no value for staging because consumers don't want to watch them or go to auto shows to see cars under gleaming lights...

Staging is best when a buyer can walk in and see the potential of the home as a place with their things and taste. I like to remove things like kids paintings on the refrigerator, pet toys, office clutter and make the property as minimalist as possible. Then the buyer can walk and in see their belongings in the home instead of the sellers taste and life.

I think you are missing the point in asking buyers which rooms they want staged. Buyers don't "want" homes staged any more than consumers "want" to see advertising.
Buyers want to see homes that appeal to them and fit their needs. Staging helps buyers see the potential of a home and allow a home that doesn't show it's true potential to now appeal to them.
It's like advertisng can help consumers see that the new technology device or car or whatever can make their life better, easier etc. It showcases the benefits of a product so those who can benefit from it can see why they should buy it.
Car buyers don't "want" cars that are detailed ot shown under lights that make the finish shine, they want cars that look good and make them feel good driving them. Home buyers are the same.
It's sellers and agents who want homes staged. Sellers want to sell and buyers want to buy. It is up to the sellers and agents to increase the odds that the buyers will buy yours.
Ask a professionsl stager or an agebt who truely understands staging this question, not the buyers.

I want dimensions of all of the rooms with the complete dimensions of the house and outbuildings. Staging only helps me if all of the material used in staging stays with the house at no cost to me.

When I have staged my own houses, I try to focus on things/rooms that have areas that need to be addressed. The hardest rooms for me seem to be offices and combined living spaces. The office is tricky because I want it to look functional without looking commerical. I also want it to look inviting and useable as a bedroom in most cases.
Combined rooms like combo dining and living tend to look crowded with too many chairs. They also need good sight lines so that the room does not look cluttered and than can be hard to do. I am struggling with that in my current house now. I am thinking about removing the dining room furniture and just going with a larger scale living room and my eat in kitchen instead.

None. I prefer the house almost empty, although a plate of home made chocolate chip cookies is always appreciated in the cold season.
I don't mind a cluster of two or three comfortable chairs so we can sit and ponder what we've just seen, but most staged rooms have a "do not use" atmosphere.
