got stuck with unpaid bills. I have a settlement coming in the next few months, and want to buy a home of my own, so how can I get a decent loan, without having to use this entire settlement?

Hiring a reputable credit repair company may help you in this situation.

Lenders tend to have good referrals for the areas they serve, so if you have started researching financing options, you might ask about this.

As Amanda said, credit repair is an alternative.  In my opinion, it's good to educate yourself on the situation rather than delegate solving the problem to someone else.  In this way, you prevent yourself from becoming a victim of another credit service provider.

It's most important to "know", though, and not just have an opinion.  Request a free copy of your credit report from annualcreditreport.com and take it to a local lender to evaluate how bad it is.  It could be better or worse than you think. 

Generally, the premium you pay on a mortgage for having sub-640 credit scores is enough to consider clearing any negatives up before you attempt to buy something that requires financing. 

Also, check with your local housing finance agency.  Many states, counties and cities have programs designed to help people recently emerging from tough credit situations get financing.

Order your own Mortgage credit report for Truecredit.com  Once you receive your tri-merg i.e. 3 bureaus reporting 3 scores, use the mid score.
This score must be 620 or higher to get a mortgage.

The reports are easy to understand. read in over and make sure it is accurate.  If so reducing balances to less then a 1/3 of the credit line increases you score.  Paying off judgements if you have any increases your score.  

If you have anything on our report that is 7 years old or older call and get it removed.  If anything on your report is incorrect call and get it removed.

Too many debts will drop your score, too many inquiries will drop your score.

I have 35 years in banking and own my own real estate company and I do free credit repair.  Many places over charge and do very little if anything.  Many lenders i.e mortgage companies will work with you to repair your credit free. Most Banks will not.
