It would be best to contact a local attorney as Louisiana law is unique to all 50 states.

I don't know much about Louisiana law but in Florida.
 - You become the owner when all liens and encumbrances are paid for or cleared up.

- Change the locks when you are 100 percent sure that you own it. Nothing like trespassing in your own house.

- File eviction paperwork and stay on top of it. It can take some time.
